Best for
Property owners and investors who want to tap home or commercial equity, refinance an existing mortgage, or acquire a new residential or commercial property.
Overview
Real estate loans let you put property to work - either property you already own or property you want to buy. Our network covers three core options: HELOCs (Home Equity Lines of Credit) to draw against your home's equity as needed, cash-out refinances to replace your current mortgage and pull out a lump sum at today's rates, and acquisition loans to purchase a new residential or commercial property. Each is built for borrowers who want flexible terms, competitive rates, and a real human guiding them through underwriting.
How it works
- 1Tell us what you're trying to do - tap equity, refinance, or acquire.
- 2Share basic property details, estimated value, and current loan balance (if any).
- 3We match you with the right lender for your property type, location, and goal.
- 4Complete a full application, appraisal, and title work.
- 5Close and receive funds - typically 2–6 weeks depending on product and property.
Pros
- Lower rates than unsecured business funding
- Larger loan amounts - up to $5M
- Flexible use of funds (HELOC and cash-out refi)
- Long repayment terms (10–30 years)
Things to consider
- Property serves as collateral - risk of foreclosure on default
- Longer closing timeline (2–6 weeks) than unsecured working capital
- Requires appraisal, title work, and full documentation
Who qualifies
- U.S. residential or commercial property
- Sufficient equity (typically 20%+ for HELOC/refi, 20–30% down for acquisitions)
- Credit score of 640+ for best terms
- Documented income or rental cash flow
Deep dive: Real Estate Loans
Three real estate products in one program
Lendpilot's real estate program covers the three financing needs most small business owners and real estate investors actually have: tapping equity in property you already own (HELOC), replacing your current mortgage with a larger one to extract cash (cash-out refinance), or financing the purchase of a new residential or commercial property (acquisition loan). One application; the right product chosen by our team based on your goal, equity position, and property type.
HELOC: revolving home equity
A Home Equity Line of Credit lets you borrow against the equity in your primary residence or investment property, typically up to 80–85% combined loan-to-value. It functions like a credit card secured by your home: draw what you need, pay interest only on what's drawn, and repay over a 10-year draw period followed by a 20-year repayment period. Rates are dramatically lower than unsecured business credit because the property serves as collateral.
Cash-out refinance
If you're sitting on significant equity and want a single lump sum rather than a revolving line, a cash-out refinance pays off your existing mortgage and replaces it with a larger one - you walk away with the difference at closing. This is the right tool when you have a defined large use of funds (business expansion, debt consolidation, major renovation) and you can lock in a competitive 30-year fixed rate.
Acquisition loans (residential & commercial)
We finance acquisitions across the spectrum: 1–4 unit residential investment properties (DSCR loans for investors and conventional for owner-occupants), 5+ unit multifamily, and commercial property including office, retail, industrial, and mixed-use. Owner-occupied commercial acquisitions often qualify for SBA 504 or 7(a) financing with down payments as low as 10%.
What to expect at closing
Real estate loans require full underwriting: appraisal, title search, and documented income or rental cash flow. Plan for 2–6 weeks from application to funding depending on product. Closing costs typically run 2–5% of the loan amount and can often be rolled into the loan.
Common use cases
Tap home equity for business
Use a HELOC to fund expansion, working capital, or a real estate acquisition at the lowest rates available.
Refinance to lower payments
Replace your existing mortgage at today's rates and free up monthly cash flow.
Buy your first investment property
DSCR loans qualify based on the property's rental income - your personal income isn't the bottleneck.
Acquire owner-occupied commercial
SBA 504/7(a) financing lets owner-operators buy the building they operate from with as little as 10% down.
